Why Isn't My Home Selling? Property Condition? A blog from Guelph Realtor Kelly Caldwell.You’ve got a for sale sign on the yard, the market is just fine and you’ve had lots of buyers come through your home. Still, you’re not getting offers. Why? There could be many reasons, but one thing to rule out is the condition of the property. While your house is on the market, the following are some basics:

  • Keep it Clean. You must keep your home clean every day. Before you list, either gather some friends up for a day or invest in a cleaning service to deep clean your house from stem to stern. Nothing will turn buyers off faster than a dirty house.
  • Tidy Up. Hopefully you have done some Staging and de-cluttering before listing your property. If not, get busy! You must ensure that prospective buyers can walk through your home and all of its rooms easily and with no obstructions.
  • Repair things. If fixtures and other elements in your home are broken, fix them. Otherwise, buyers will walk through your house, see ‘work’ everywhere and wonder what else might be in disrepair that they can’t see.
  • Enhance Curb Appeal. Don’t sell a home that has a garden full of weeds or a lawn that hasn’t been taken care of. It’s important to showcase a yard but it’s also very important to show buyers your pride of ownership. Otherwise, they’ll suspect (probably rightly so) that you haven’t taken proper care of the home.

Selling a home is stressful and keeping your place in show-ready condition is a hassle, but if you think buyers will overlook some dirt and grime and clutter, think again. Many will not. And even in a hot seller’s market, buyers are discriminating. Wouldn’t you be?
